A modern and safe day care centre in new, high-quality premises, with rental model. Based on these starting points, the 12-group Kisapuisto day care center for the city of Tampere was completed at the end of 2023. With the project, Hoivatilat and the city of Tampere work as partners for the first time, with excellent results.

A modern new day care centre with an easy rental model

Kisapuisto day care centre in Tampere started its operations at the beginning of 2024, offers early childhood education for 240 children. It is Hoivatilat’s largest day care centre project to date and the first rental project for the city of Tampere. Hoivatilat will remain the long-term owner of the property, also taking care of its maintenance.

Although the project format was new for the city of Tampere, the process went very well, says Jani Boström, project engineer of Tampere Tilapalvelut. The project implemented using the rental model turned out to be simple and easy.

– We usually do the construction of projects that come under Tampere’s ownership ourselves. In this project, that work was left out. We have mainly had to take care that things are carried out as agreed, and that has happened. This has also been very flexible. The whole thing has left a very positive feeling.

Small day care centres under one roof

Kisapuisto day care centre was built in a lively residential area of Etelä-Hervanta to meet the need for early childhood education facilities. The versatile, modern and healthy day care centre is divided into two floors, each of which has facilities for six groups of children. Two of the day care centre’s groups are integrated groups aimed at children who need special support.

The starting point was that the day care centre would not feel too big for its users, emphasizes Hoivatilat project manager Elina Suikki, who was the project manager of the Kisapuisto day care centre.

– The day care centre is divided into six home areas, which are like smaller day care centers under the same roof. The flexible facilities have also been prepared for a possible increase in the number of children in the future. Common facilities for all are the exercise facilities and the canteen on the ground floor.

The day care centre’s spacious playground wanted to be kept as natural as possible, which is why tall trees, bushes and large stones have been spared in the area. Tall trees and built canopies also provide a shaded yard in the heat of summer. The property also includes a service kitchen and staff work and break areas.

Users have been carefully listened to in the project, which can be seen as a functional result at the day care centre. Jani Boström says that the early childhood education staff have been really satisfied with the whole: according to them, the facilities are fantastic.

Versatile use

The process of starting the Kisapuisto day care centre project in Tampere was a little different than in other cities where Hoivatilat have implemented projects with a rental model, Elina Suikki states. After the bidding phase and the procurement decision, project planning began, during which proposal plans were developed with the user and the customer, and the project plan material was prepared. After this, the project plan and lease agreements were still approved in the municipal decision-making process.

– The process went well and in Hoivatilat’s style on a tight schedule. We started the construction work six months after the procurement decision, at the end of September 2022, says Suikki.

The premises of the day care centre also have separate evening use: the canteen can be rented, for example, for holding meetings, and the gym is suitable for the hobby activities of the area’s residents. The smooth evening use of the premises has been taken into account in the implementation, for example in terms of building technology, Hoivatilat developer manager Ari Hyvärinen says.

Jani Boström states that the day care centre project came at a socially challenging time, due to, among other things, the general economic situation and challenges in the construction industry. That’s why good cooperation was of primary importance.

– This project has been an extremely good performance by Hoivatilat. It has been really pleasant and easy to work with them. I hope that similar projects will come to us in the future.
